What exterior painting in Las Vegas has to survive

Exterior painting in Las Vegas is judged by how it looks after a few summers, not on the day it is finished. The official gauge at Harry Reid International Airport reached 120°F on July 7, 2024, the city's hottest reading on record, and a wall in full sun runs hotter than the air. The sides facing the afternoon sun usually go chalky first, while wood fascia dries out, checks and sheds its paint.

Rub a palm across the old paint before anything else. If your hand comes away colored, the coating is breaking down, and new paint over that powder will not bond until the wall is washed and, where needed, primed with a product made for chalky masonry.

Stucco, cracks and block walls

Stucco moves a little with heat, and hairline cracks are normal. Wider cracks are opened, filled with a flexible masonry patch and textured to match, so they do not return as a line through the new color. A thick elastomeric coating can stretch over fine cracks, which helps on stucco that has cracked in many places, though it needs a fully dry wall and more material per square foot.

Block walls soak up paint and often show white mineral bloom near sprinklers. The bloom is brushed off and the block gets a masonry primer before color, but a sprinkler head spraying the wall will push it right back out, so aim the irrigation away first. If the wall is shared with a neighbor, agree on who paints which side.

Timing around heat and monsoon storms

Paint makers print temperature limits on the can, and a west wall in July can feel far hotter than the forecast high. Coating a sun-baked surface makes paint flash dry before it levels and bonds. Spring and fall are the easiest seasons for a full repaint, and in midsummer the work is planned around the coolest hours of the day.

The monsoon season, which NOAA dates from June 15 to September 30, brings thunderstorms with strong wind and sudden heavy rain. Fresh paint needs time to cure before it gets wet, so finish coats wait when a storm is building in the forecast. Dust that settles on wet paint stays in it, which is why walls are washed close to the day of painting and left to dry.

HOA colors and paint approval

Exterior color is not always only your call. In Summerlin, for example, a change of exterior paint color needs written approval from the community's design committee before work begins, and schemes are picked from palettes set for each subdivision. Associations differ on whether repainting in the existing colors needs a form, so check your own rules and keep the approval letter handy.

Painting itself does not need a building permit: Clark County's building code lists painting among exempt finish work. Not every job has to be the whole house, either. A faded front door, a rusting gate or peeling fascia on one side can be done on its own.

  • Check your HOA palette first, since it may tie the garage door to the body or trim color. Metal doors are cleaned of oxidation and spot-primed wherever the factory finish has worn through. Very dark colors on a door facing the afternoon sun absorb more heat and tend to fade sooner.

  • Yes, once it is prepped. Loose paint is scraped, the edges are feathered smooth, bare wood is primed, and open joints are caulked before two finish coats. Soft or rotted sections are cut out and replaced instead, because paint has nothing solid to hold on to.

  • It is washed, not blasted. High pressure can gouge soft stucco and drive water into cracks, so a moderate rinse with a cleaner does the job, followed by enough drying time before primer or paint goes on.

  • Usually. A flat or low-sheen finish suits textured stucco because it keeps the texture from glaring, while trim, doors and fascia look crisper and shed dust more easily in satin or semi-gloss.
