Thirty-plus years of building in one master plan

Summerlin covers about 22,500 acres on the valley's west rim, so a Summerlin handyman works on houses from 1991 next to houses finished last year. PrimeFix handles repairs, installs and remodels in every part of it, and our phones are answered around the clock.

The land traces back to Howard Hughes, who bought it in 1952. Summa announced the plan in 1988, work started at The Hills village in 1990, and the first family moved in during March 1991. The Willows and Summerlin Centre followed in 1997, Red Rock Country Club in 1998, The Ridges in 2000 and The Paseos in 2003, according to the developer's own timeline.

Matching the work to the village's age

Houses in the first villages, such as The Hills, are now more than 30 years old. Original faucets, toilet valves and shower cartridges have handled very hard water the whole time, and first-generation vanity and kitchen lights look their age. Plumbing repair and lighting installation cover a lot of that, and a kitchen remodel can keep the layout while replacing tile, cabinet doors and lighting.

Villages from the late 1990s and 2000s sit in the middle. Original carpet is often worn by now, and tile or plank flooring is the usual replacement. Houses in the newest neighborhoods mostly need finishing touches: mounted TVs, fans, closet systems and furniture assembly after a move.

City or county depends on the village

Most of Summerlin is inside the City of Las Vegas, where permits come from the city's Building & Safety department. Summerlin South is the exception. It is unincorporated Clark County, and Downtown Summerlin, Red Rock Country Club and The Ridges all sit inside it. Permits there go through Clark County Building & Fire Prevention.

Design review is a separate layer. Summerlin North, South and West each have a community association, and the Summerlin Council links them. Exterior changes need an approved improvement request before work begins, so for exterior painting or a new entry door, start that paperwork first and book the job once you have the letter.

Summerlin questions.

  • Summerlin's main ZIP codes are 89134, 89135, 89138 and 89144, and we cover all four. A few Summerlin neighborhoods carry other ZIPs, such as 89128 or 89145, and we work there too.

  • No, Downtown Summerlin sits in Summerlin South, which is unincorporated Clark County. Homes around it follow county permit rules, while most of Summerlin north of Charleston Boulevard is in the city. We check the parcel for any job that needs a permit.

  • Most likely. A front door color is part of the exterior, and Summerlin's associations review exterior changes before work starts. Send in the improvement request with the color chip, and once the approval letter comes back we can paint.

  • Start with water: shut-off valves, supply lines, the caulk around tubs and the grout in showers. Those are small jobs early and big ones once a leak reaches drywall or a cabinet floor. After that, lighting and paint change how the house feels more than most projects.
