A city built in waves

Henderson was founded in 1941 around the Basic Magnesium plant and incorporated as a city on April 16, 1953. Working as a handyman in Henderson means working on houses from every stage of that story, though most of them are newer than people expect. The city counted about 65,000 residents in 1990, more than 175,000 in 2000 and 317,610 in 2020.

The big master plans arrived one after another. Green Valley opened in October 1978, Seven Hills was under construction by 1996, Anthem opened in 1998, Inspirada saw its first homes in 2007 and Cadence began selling homes in December 2014. Lake Las Vegas grew up around a 320-acre reservoir that started filling in 1991.

What Henderson homes ask for

The water is the first thing. Henderson's tap water is classed as very hard, and the calcium and magnesium show up as white crust on shower glass, clogged faucet aerators and grout that darkens year by year. Much of our caulking and grout work, faucet and shut-off valve plumbing repair, and shower remodel work traces back to it.

Heat is the second. Summer days here regularly top 100°F, which bakes exterior paint, dries out the seals around doors and makes a working ceiling fan a big deal in an upstairs bedroom. Exterior painting, door repair and ceiling fan installation are the jobs that heat keeps creating.

Then there is the monsoon, which can bring summer thunderstorms and flash flooding. When water gets inside, we handle the repair side: cutting out and replacing wet drywall, matching texture, repainting and replacing flooring that did not survive.

Communities with their own pages

Each master plan has its own age and its own rules, so we wrote a page for each: Green Valley, Green Valley Ranch, Whitney Ranch, Seven Hills, MacDonald Ranch, Anthem, Sun City Anthem, Inspirada, Cadence and Lake Las Vegas. The short version: the oldest Green Valley streets tend to need repairs, Anthem and Seven Hills sit in the middle, and Cadence and Inspirada mostly need finishing work on newer houses.

Inside city limits, permits come from the City of Henderson's Building and Fire Safety department, which issues permits and runs plan check and inspections. Whitney, the unincorporated town to the north, is Clark County ground, so the county handles permits there. If a job on your list needs a permit, we tell you before any work begins.

Henderson questions.

  • We work in all of these Henderson ZIP codes: 89002, 89011, 89012, 89014, 89015, 89044, 89052 and 89074. That covers everything from Green Valley and Whitney Ranch to Anthem, Inspirada, Cadence and Lake Las Vegas.

  • Scale builds up inside aerators, shower heads and faucet cartridges, and over years it can etch chrome and cloud glass permanently. We replace worn cartridges, heads and supply lines and tell you plainly when a fixture is past saving. If the grout is failing as well, regrouting or a shower remodel may be the better spend.

  • In many master plans, yes. Green Valley Ranch, Anthem Highlands and Inspirada each run an architectural or design review for exterior changes. Ask about paint colors and new entry doors before you pick them. Get the approval first, send it with your request, and we plan the job around it.
