Green Valley Ranch is the part of Green Valley that American Nevada Corporation, owned by the Greenspun family, began building in 1994. The city's master plan map puts it at roughly 1,415 acres. Houses from the first decade of building are now roughly 20 to 30 years old. That puts them past the new-build stage and into the first real round of replacements: faucets, toilets, ceiling fans, carpet and the original builder paint. Those are the everyday jobs here.

The Green Valley Ranch Community Association requires architectural review committee approval before any exterior modification. Its paint book, put together with Sherwin-Williams, offers 24 base colors with trim and accent options, and an ARC form is still required even if you choose straight from the book.
