A family ranch turned master plan

Peccole Ranch is one of west Las Vegas's established master plans, developed by the family of William Peccole. As a Peccole Ranch handyman crew, PrimeFix works in its houses and condos, and we answer calls at any hour.

The community sits inside the City of Las Vegas, and the Peccole Ranch Community Association office is on Red Hills Road in ZIP 89117. Greenbelts with walking trails run through it, along with a disc golf course, a bocce court and tennis courts.

Built from 1989 on, now due for updates

Peccole Ranch construction started around 1989 and ran into the 2000s, so many homes here are now 20 to 37 years old. At that age the original tub surrounds, grout lines, vanity tops and kitchen cabinets show wear, and the first round of builder fixtures is often failing. Monsoon storms between June 15 and September 30 also test old window caulk and stucco cracks.

Bathrooms usually show their age first. Cracked grout and loose tile call for caulking and grout work or new tile, and a tub that is hard to step into can become a walk-in shower. Plumbing repair often rides along: angle stops, supply lines and toilet parts that have sat in hard water for decades.

Condos, shared walls and the city

Peccole Ranch mixes detached homes with condos, and attached units come with their own limits. Work on a shared wall, a balcony or anything the condo association maintains may need its approval first. Inside your unit, painting, lighting and fixture work are usually yours to decide, though flooring on upper floors often comes with sound rules.

Because Peccole Ranch is inside city limits, permits come from the City of Las Vegas Building & Safety department rather than the county. When a project needs one, you hear it from us first. Exterior changes on a detached home, such as a new paint color, may also need review by the community association.

Peccole Ranch questions.

  • No, Peccole Ranch is a separate master plan developed by the Peccole family, not part of the Howard Hughes plan. Real estate listings sometimes group it with Summerlin because it sits close by.

  • If the boxes are solid and dry, repair is often enough: new hinges, slides and pulls, with the doors adjusted. Water damage under the sink is the usual reason to replace a base cabinet. A full kitchen remodel makes sense when the layout itself is the problem.

  • The Peccole Ranch Community Association maintains common areas, so report those to its office on Red Hills Road. We handle work on your own home, inside and out.

  • Yes, every part of it. Besides Peccole Ranch, 89117 takes in The Lakes and parts of Spring Valley. Part of that ZIP is city and part is county, so we confirm jurisdiction for any permitted job.
