The unincorporated side of Summerlin

Summerlin South looks like the rest of Summerlin from the street, but on paper it is a separate place: a census-designated area of unincorporated Clark County. As a handyman in Summerlin South, PrimeFix keeps that in mind from the first call, because it changes who issues permits.

The area runs south from Charleston Boulevard, with Hualapai Way on the east and Red Rock Canyon National Conservation Area on the west, and building has reached Russell Road. Nearly all of it uses ZIP 89135. It grew from about 3,700 residents in 2000 to about 30,700 in 2020.

What sits inside it

Several of Summerlin's best-known places are here. Downtown Summerlin opened in October 2014. Red Rock Country Club, a 738-acre guard-gated village developed by Sunrise Colony Company, began in 1998, and The Ridges, a 793-acre guard-gated village of custom and semi-custom homes, followed in 2000. The Summerlin South Community Association acts as the HOA for the whole area.

Because so much of it went up after 2000, the work here leans toward upgrades. Typical projects include lighting over islands and dining tables, ceiling fans in upstairs bedrooms, TV mounting above fireplaces and custom closets in primary suites. In the custom-home villages, we look at the existing tile, stone and fixtures before ordering anything, so a patch blends with what the owner chose.

Permits, gates and design review

Building permits in Summerlin South come from Clark County's Building & Fire Prevention office at 4701 W Russell Road, not the City of Las Vegas. Neighbors a few blocks north of Charleston may deal with the city instead, so a permit answer from a friend in another village may not apply to you.

Exterior work needs an approved improvement request from the Summerlin South Community Association before it starts, and the guard-gated villages may add their own rules. If you live behind a guard gate, register us as guests for the work day.

Summerlin South questions.

  • No, it is unincorporated Clark County, even though mail goes to Las Vegas addresses. That is why permits here go through the county.

  • Yes, as long as the box and framing can carry it. We check the box rating first, use a downrod sized to the ceiling height, and bring ladders that reach. If the box is not fan-rated, we replace it with one that is.

  • Yes, the whole valley gets the same Colorado River water from Lake Mead, rated very hard by the water district. A 15-year-old shower can already have crusted heads and spotted glass. Regular wiping, fresh caulk and a fixture swap when the finish fails keep it under control.

  • Yes, both are inside Summerlin South, so the same county permit rules apply. Red Rock Country Club is guard-gated, so we coordinate access with you before the job.
