Three decades of building in one master plan

Pardee launched Eldorado in 1989 and 1990 on land sold by the Bureau of Land Management, and over the following decades it built just under 5,000 single-family homes on the 1,080-acre site. That long build-out is the main thing to know if you need a handyman in Eldorado: a house from the first phases and one from a late neighborhood can sit a few minutes apart and need very different work.

Homes run from about 1,500 to just over 4,000 square feet, and some of the neighborhoods are gated. Eldorado Park and Seastrand Park anchor the community, and the 215 Beltway runs along its edge.

Inside the earliest houses

A house from 1990 has been through more than 35 summers. By now it is common to find interior doors sagging on worn hinges, bifold closet doors slipping off their tracks and hollow-core doors with dents and old patches. Door installation and repair can be as simple as resetting hinges and strike plates or as complete as new prehung doors throughout.

Kitchens from that era may still have sturdy cabinet boxes behind tired doors and drawers. Cabinet repair, new hinges and soft-close slides can carry them another decade, while a kitchen remodel makes sense when the layout itself no longer works. Under the sink, plumbing repair usually means replacing old supply lines and shutoff valves that have taken years of hard water.

Exterior paint and monsoon season

Outside, painted walls and trim take direct sun most of the year. Exterior painting on a 1990s house starts with patching hairline cracks and resealing gaps at windows, doors and hose bibs, because paint alone will not keep water out of an open crack.

That matters most between June 15 and September 30, the official monsoon window, when a single storm can drop heavy rain in a short time. Resealing those gaps in spring is worth doing whether or not the walls get new paint this year.

Eldorado questions.

  • Eldorado is inside the City of North Las Vegas, which means the city's Building Safety Division handles any permit the job needs. Jobs such as water heater replacement, new circuits or a change to the electrical panel need one, and we flag that before the work is booked.

  • Share the gate code you want us to use or put the crew on your guest list, and tell us which entrance is closest to your street. For a multi-day job, make sure the code or guest entry stays valid until the work is finished.

  • If the boxes are dry and solid, usually yes. Swelling or soft spots under the sink point to an old leak, and that has to be fixed before new doors or a fresh finish go on. When the boxes are damaged throughout, a kitchen remodel is the better use of money.

  • Christmas light installation on a two-story house calls for tall ladders and clips that hold without damaging the roof edge or trim. We also plan where the strands plug in so one exterior outlet does not carry the whole display.
