Sun City Anthem is a 55-plus community built by Del Webb, established in 1998 and finished by 2008. Its association counts 7,144 single-story homes, plus the Pinnacle Village and Villa homes, and runs three centers: Anthem Center at 77,000 square feet, Independence Center and Liberty Center. Single-story living is already a head start for aging in place. The work that remains is mostly about making each room easier and safer to use as needs change, and about replacing builder finishes that have reached the end of their life.

The bathroom usually comes first. Motion-sensor lights in the hall help on trips to the bathroom at night. Ceiling fans with remote controls save a climb onto a chair.

Doors can be rehung or replaced with lever hardware, and thresholds that catch a walker can be lowered. Worn carpet can give way to flooring installation with a level, low-transition surface from room to room. Custom closets with pull-down rods and lower shelves keep everyday clothes within reach.
